House rented for more than 5 years now - any legal trouble

Hi Experts

My inlaws have a house in navi mumbai-panvel [independent house] and rented out to a company on 3 years agreement. After 3 years we renewed for 1 year and now again we are going to renew for another year.

Is there any trouble in doing this? Can tenants completly occupy our property if rented for more than 4-5 years as my inlaws fear?

How can we work on it as we do not want to search for new tenants as we stay in bangalore and the travel /stay and trouble of finding new tenants is a big headache 

 

Do we have any legal trouble if house rented for more years? If yes, what should we do (considering havign same tenant]

Madam,

[1] Proper agreement of Leave & License, under section 24 of Maharashtra Rent Control Act, should be entered into, duly stamped and registered.

[2] Format of Leave & License agreement can be downloaded from <https://igrmaharashtra.gov.in/>.

If the agreement is according to the format, duly stamped & registered, you need not worry about the period that one licensee occupies. The terms and conditions of registered Leave & License agreement govern.

no need to worry..especially,it is for a company, they will be more perfect and interested in agreements than you.

but make sure you do visit once in a while, assess damage done ,if any, during each renewal and show your intolerance towards any rental delays even if it is just for days, just to make them feel that you have a serious watch on your property even though you live away..
