Forgot to collect rent

Dear Honourable Advisor,

If a landlord of a building of 100 tenants (the whole things are covered under Bombay rent control act) delays or forgets to collect the rent per month for one year and collects the whole rent after one year, is it okay?  Please explain in detail.  Thank you in advance.

It is Okay there is no stipulation that he should collect rent at a given intervel.  It is the duty of the tenant to remit the rent, else he can initiate legal action before the limitaiton strikes.

It is legal that he can collect the rent after 1 year. If there was a stipulation in the rent agreeement that the rent had to be paid at certain intervals then it becomes duty of the tenant to deposit the rent if landlord is not collecting it. The same can be deposited in court. 

But LL has authority to get the rent after 1 year.
