Family property

Dear Sir,

I am Pradeep Kumar, My grandfather bought a property in Bangalore  in the year 1973, He had expired 6 years ago without making any legal document on that property.. My grandparents have 5 children (2 Male and 3 Female) . All are married and My father is the eldest of all.

Details of the Children of my grandfather:

My father : eldest one , myself and my brother is of age 34 and 28 respectively

Second Daughter : Married but no husband and children She is staying with us

Third Daughter: Married and settled in kerala .She has two children one Male 22 years and one Female 20 years

Fourth Son: Married and settled in Bangalore. He has two children (one male 14 years age and on Female 18 years age)

Fifth Sister: Married and settled in Bangalore. She has two children (one male 19 years age and on Female 16 years age)

My Grandmother also expired 4 years before without making any legal documents.

All the children of my grandfather  are ready to sign  the release/gift deed to my father' name .

Kindly help me with the clarification on the below mentioned points.

1.      Should we do  Release Deed / Gift deed to my father's name? which will be better.

2.      Should all the grand children sign on the document

3.      Should the document be done  separately for each person or one document will all the person’s sign is enough.

4.      Kindly provide  Information on the Taxes/duties to be paid

5.      Procedure of making a legal document  any format or template is available.

6.       Any contact details of the lawyer in Bangalore  who can help us ?

answer as per question

1.      Should we do  Release Deed / Gift deed to my father's name? which will be better.
Release Deed or Relinquishment deed

2.      Should all the grand children sign on the document
No only legal heirs of your grandfather, ( make other witness)

3.      Should the document be done  separately for each person or one document will all the person’s sign is enough.
one document is enough

4.      Kindly provide  Information on the Taxes/duties to be paid
it differ statewise in delhi it is Rs.1100 + charges only

5.      Procedure of making a legal document  any format or template is available.
it is available online but better draft from a local counsel

6.       Any contact details of the lawyer in Bangalore  who can help us ?
