Eary termination of rent agreement

Dear Sir,

I'm residing in Bangalore, Karnataka and I had taken up a house for rent from January 2012. Now since I want to shift to a leased house, I informed the present owner on 3rd June, about shifting by the end of June 2012, thereby giving a months notice, which is mentioned in the agreement

Agreement says, the agreement is for 11 months and either of the parties should give a month's notice before vacating the house.

But when I informed the owner, he is not willing to settle my advance amount (10 times the rent amount) and is telling that he cannot end the agreement till 11 months.

Now can you pls let me know what do to regarding this. What are the legal provisions available for me.
