Does i need to get my flat registered in my name before sale

Sir, We have purchased a flat in 2004 and during that time residential properties are not used to get registered. We have received share certificate. Now I want to sell my property and my question is that whether firstly I need to get the flat register in my name and then I should transfer the same to the concerned buyer?? OR I can directly sale out my flat on the basis of share certificate and sale deed. Please help....
