Conversion of industrial land to residential

We are having the land land of 360 acre at Mauza - Kanhan Pimpari, Taluka - Parseoni, District - Nagpur. Out of this 360 acres, more than 150 acres is in Industrial zone/belt. In this Industrial zone, earlier one ferro alloy factory was there, but not it is closed. The owner want to make this Industrial zone into residential. This area fall in NIT (Nagpur Improvement Trust) Metropolitian region. Earlier the Gram Panchayat was at Kanhan. Now Nagar Parishad will be formed after Maharashtra Election.


My query is We want to change this Industrial Zone into Residential so that we can make one township project on the land. What is the process for the same ? Do NIT Chairman have the rights to change the zone of the area ? or it will be change by Urban Development Dept, Mantralaya, Mumbai only.

If zone can change under what law ?


This is an urgent.

Please reply at the earliest.
