my father had purchased plots in 1990 sale deed registered but the developer had sale same plots in 2013 , when we reached them and said that this plots are belonging to us so he said by mistake it was sold . he ready to cancel sale deed my question is how much time is required for cancellations of sale deed

Contact Advocate who is sincere, once a sale deed is registered , it is not just a piece of paper that can be torn and can be ignored. It is your investment, do not delay and do not think of few hundreds of rupees while your investment was in lakhs.

The second sale deed is void. Who is in possession/occupation of the property?

There is nothing on face of it, or hanging whether it is a valid or void document. A court should pronounce that as such things can not be by oversight or mistake and sheer negligence or deceit. There is also deficiency of service by by developer CP Act and RERA may provide a way out at the earliest, and if the developer co operates, he may find alternatives suitable for purchaser.

If your plot sold to some one else you have to file police complaint and approach consumer court.
