can a trust or a society sell its immovable property ?

can an individual purchase the same ?

The Rules, bye laws or the resolution to effect the sale of the property has the answer to your query.  If the Trust of the society, as per the bye law in a general body meeting passes a resolution for the benefit of the trust members, it is valid therefore the purchase is also valid.

In which State are the Society and the immovable property? What kind of Society is it? Is it a Society under the Societies Registration Act or any other Society such as, say,  a Co-operative Society? In many States a Society registered under the Society's Registration Act must be registered under the Public Trusts Act also. If so the Trustees can do immovable property transactions subject to the bye-laws or constitution of the Trust.

1.  A registered Society /Trust, CANNOT  buy or sell its property, without proper procedures AND WITHOUT SANCTION FROM THE COMPETENT AUTHORITY (means the Registrar /Commissioner).

As per Tamilnadu societies registration act there is no bar for a society to transfer the immovable property for the benefit of the society and not for the benefits of its members. Approval of the Registrar of Societies is required for mortgaging it's immovable property. Within the ambit of the byelaws the society can sell its property unless it is barred by its byelaws.
