Buying a plot

Hi,

I am planing to buy a plot(in chennai) from developer, following are the details. Please share your opinion on the following

1.Layout is Marketed by developer (CMDA approved).

2.It is ancestor property hence no sale deed, but has patta, settlement extract, chitta and adangal owned by 3 person with different survey number.

3.All three persons had given regitered GPA to one person to developed, execute sale deed and to face all letigation(if any) in the furture as well.

My Question:

1.Shall i buy a plot with registered GPA?

2.What are the other document required to prove ownership for the ancestor property?

3.Property tax are not paid from 2009? when asked developer said that they paid development fees for CMDA for whole land and you need pay tax from the date of registertion. is that correct?
