Breach of rental contract during lock-in period

Dear Sir, Hello I have a commercial property in Pune which was duly rented to a Foreign (korean Company) for a period of 2 yrs as Lock-In period on which he even registered new company through Registrar of Companies during this process, I supported him by all documents, Utility Bills etc but to my surprise I receieved a notice 20 days back that he is going to vacate after 2 months time wherin they have not even completed the one year as tenant. Further he has not even paid the TDS which was deducted from the rent. Kindly advise as I have 2 months deposit for which they have stopped paying me. It shall be governed by the terms of rent agreement or lease agreement. In case of default it amount to breach and rent/lease agreement can be cancelled. Consult a lawyer with details.
