Areas on property card and 7/12 are showing different.

I am planing a property in pune. its area on 7/12 and Guntewari regulaization certificate showing as 1 aar(Gunta) But areas on Property card showing lesser than that. how can i confirm that which one is correct.

CHeck with your Patwari concerned ,he can verify as per records

If it doesn't tallies than file petition for measurement if it is encroached by neighbours file suit for eviction if Ur soft corner accept the present area.
