Application of rent control act

Learned Members,

What laws are applicable for rent/lease to telecom operators with telecom towers/ repeater stations with respect to eviction?

Can the owner evict the telecom operator tenant after expiry of the lease period, if the tenant is hiding under the protection of the telecom act ( where the owner cannot confiscate the movable property for non payment of rent) and not ready to vacate.

Please advise.
