Sir,

Recently i have purchased my ancestral property from my uncles - 5 houses, ( my father is having 4 brothers), the property is still in the name of my grand mother, khata is in her name and she is no more (having death certificate), my father and one of my uncle is also no more ( having death certificates) , only three uncles are their and all are having childrens, they have done partition deed long back and divided the property ( houses) as per the partition deed which is also registered,

only my father has transfered khata of property which he got from partition in his name, after his death the khatha has been transferred to my mother name, All other houses is still in my grandmother name itself and based on the partition deed they have divided the  property and later every one sold to one of my uncle who is elder and retired,

Now my query is how to register that property in my name.

1. Can i go for Gift deed or release deed, which is better?

2. can i directly apply for transfer of Khata from my grand mother name to my name after registration.

3. shall i take signatures of all my uncles childrens who all are major.
