Ancestral property of mother's father crucial advice require

Respected Legal Advisors,

Property in Bangalore - Karnataka

Hindu Undivided Family
mother's father --> had 6 daughters and 1 son , Total = 7

mother's father died in 1989 , there was no will.

properties included as mentioned below.
1.ancetral property -10 acres

2.Land Tribunal property - 8 acres

3.grant land - 2 acres

4.sanad land - 1 acre

5.sold 17 guntas land to 3rd party

Immediatly his only son got all the above said properties transfered to his name without conculting
his sisters.

he is telling property share cannot be given and we have to provide proof for joint family.
He says he has celebrated all the sisters marriage with maximum expenditure (this is not true since marriage was done with least amount in temple in 1957,1967, 1975,1976 ..etc during the time
of mother's father who was alive at that time)

we are telling that he has installed poultry sheds and given it for lease and was getting very good income from crops as well.

For that he says he has sold land not for his personal use , but to give Bagina to sisters (which he has not).

and that he had suffered 40,00,000 lakhs in poultry farm.

He says grant lands and sanad lands cannot be partitioned.

He says he was getting handsome salary in Central government factory and hence has acquired all the above said properties.

Pls advice
