Agreement cum sale with possession

Dear Experts, Please advise if buying a flat now in Hyderabad is legal from a person having agreement cum sale with possession from the owner of the flat, with proper registration on our name.

It is felt that person in whos name the title exist can only effect registered sale deed.

 

Show all cocs with all past link documents to your able counsel specializing in property/revenue/civl matters for a considered opinion.
