Advance on property share

hello,

I am one of the two legal heirs to a property in Kerala
My elder sister is an NRI and we intend on selling our property to our maternal aunt. There are potential buyers for the property now.
As my sister is not in India currently and I am in need of some money, can I take an advance from my share from my aunt and settle the rest when the property is officially sold?
Please advise the legal formalities and implications if any

Without partition being done, it is not wise to get into such transactions, if your are in need of money kindly get POA from your sister and enter into sale agreement or sale deed.
