25 years in rent, landlord wants to vacate

25 years ago my father took the shop for rent and no rental agreement has made and in verbal we are paying the rent to owner in form of cash and he keeps increasing the rent gradually every 2 to 3 years. And everytime he denies to takes the rent in cheque /neft and he always wants in cash and never given any receipts. In firm books of accounts he requested to us to show least basic rent  i.e 1/4 amount value including recent GST taxation. 

 

My father has passed away 5 years ago, due to central locality now landlord wants to vacate us to start his own business. We have spoken to him and he is not listening. If we are moving to different area, our business won't work out. Kindly advise in law perspective what can be done.
