Sirji, Can I make an commercial rent agreement between 3 people I.e owner , tenant(individual capacity) and Karta of huf( same individual).

yes, you can make out an agreement, there is no impediment in law.

Please be sure what you want to do. Do you want to give the property on rent to an individual or to a Karta of HUF.
If you give it to the Karta of HUF, please remember you are renting your property to the HUF (and not an individual). In that case, even if the Karta goes out, then some other members of the HUF can continue with the tenancy. I do not think you want such a situation.
Therefore, better be clear. Don't get unnecessarily confused. If you want to give it to an individual, why mention Karta, HUF etc.?

It is advisable for you consult a local lawyer with all the relevant documents to execute the said agreement.
