please advice

sir my father had written a deed mentioning that he had written a plot in my name(i am his son) as a family settlement 10 years ago when i was studying and had it registered in andhrapradesh after that i was very busy looking for job and working .from then i had just kept the deed with me at home.now i intend to build a house in that plot ,please advice me in detail what i should do to get the plan and permit for that and will the deed be enough if i present it at the muncipal office or should i get it registered again in my name with my details.i also have an intension to transfer the property in my mothers name please advice me the procedure and what i am supposed to do with the deed to do so.thank you.

The querry is just incomplete. you have also not mentioned between whom the settlement was done. on one had you say that it was registered andon other hand you ask if now it can be registered. If you are only son and no other heirs of your father,even as only heir you can inherit the property.If other heirs are there,you jointly apply to the mun.office for entering names,or if other are there get their release deed or poa and apply to the mun.for giving permission forconstruction as per their requirement.you have also not mentioned at present in whose name the property is entered in the mun.property register.

If your father had made a will in your favour then you have to get it probated from the area in which that property situates and then get it entered in the revenue record. Take the possession of the property and do whatever you want with it.

what type of document is executed by your frather to transfer the plot in your name it is not clear in your question.
If you have got any document to show that property is transferred in your name then gave a vardi to the concerned revenue department to enter your name to the property and after getting property extract in your name then go for construction of the house. For construction it requires permission from the municipality etc, so better to contact civil engineer who will do everything.

you shuld do dakhil-khariz procedure in registerar of land office , 9 its a procedure do change the name of owner ship on the basis of consents

Your query is not clear, you have not mention the title of that deed that may be a will, gift deed, or slae deed..... so pls write the name of that deed. Any proper answer is possible only after that.

sir ,
It is a 'gift deed' from my father and he had it registered at the sro,I have two sisters who are majors and they do not want to claim any share from it.I would like to know the procedure for dakhil khariz procedure in the registrar of land office.Can my mother or sisters get it done for me or do I have to go in person to get it done,please let me know the documents etc required to get it done.thank you
