loss of original sale deed document

hello,
please tell me what to do if the original sale deed document of particular property is lost .whether i can buy the property whether the property is suitable or eligible for bank loan and legal opinion and if any other alternative is there

in case original agreement is lost it is not advisable to buy such a property . it may be that seller has created equitable mortgage bt depositing title deeds of property inorder to avail of loan.
bank will not advance you a loan if you do not have original documents of title .

in such a case please find whether seller has lodged police complaint about loss of original document and whether any public notice has been issued in newspapers mentioning about loss of documents and inviting claims if any. seller will have to obtain certified copies of original documents lost

Duplicate of original will be available from the concerned dept , no other way is workable.

Yes, Duplicate of original will be vailable from the Registration Department. BUT THAT IS NOT A CONCLUSIVE PROOF THAT THE PERSON CONCERNED HAS NOT ALREADY EITHER SOLD OUT THE PROPERTY OR HAD MORTGAGED THE PROPERTY.
Therefore, the very sane and sensible advice of Mr. Ajai Sethi should be followed and one should avoid the thought of buying the property in question.
