lease for 30 point

Some builder is asking my land for 30 years lease,by giving monthly rent,(for construction of warehouse)my lawyer advised not to give for 30 years its so long period,my question is
1)is there any problm if i give for 30 years lease?
2)what is law point which has to be included in lease deed so as lesse should vacate immediately after 30 years?

1. Every aspect has plus and minus both points. You have to decide it. The property shall get changed its nature if the same is agricultural and sometimes, it remains difficult to get vacated after expiry of lease-period.

Generally, it is not advisable. but if the lease deed is executed with a compulsory condition that "the leased property should be vacated immediately after completion of 30 years" and the period "will not be extended" under any circumstances. and the document must be registered in Registrar office.

Lease of immovable property beyond the period of 11 months is compulsorily registrable.

There is no harm in leasing the property even for a long period but the terms and conditions should be very specific and wisely drafted so that you may not face any legal problem at the relevant time of expiry of its period.
