sir,
the landlord is in mumbai.it comes under maharashtra rent control act.even if the provision of sending arrears of rent is by money order,then what should be done if he refuses to accept it?will my sending him a notice and asking him to accept the rent be of any use or should i just proceed to the court .eagerly awaiting a reply,thanks in advance to all.

Yes you should do thorugh the court. It is better way to solve your problem.

You peruse the Maharastra Rent Control Act provisions in this regard. In case of tamil nadu rent control act, money order has to be sent and if it is refused, a registered notice has to be sent by the landlord to the state his bank account particulars in which the rent has to be deposited, then the tenant can file an application and deposit the rent into the Rent Controller Court.
