Hello, i have a pvt ltd company and i am a farmer and i have bought agriculture land in maharashtra in 2006 and registered around 5 acres land on my company's name which is pvt ltd company. I just like to know whether my regt docments and conveyance that i did on my company's name is valid or not.
do i have to convert land as Non Agriculture NA to be valid land parcel in my company's name or i can convert the land as NA when i want to come up with residential project there.

The title-deed in the name of company is valid and cannot be questioned at this stage when even mutation might has been entered thereon.
In case agricultural land is required to be converted into NA then also there is no need to first get it transferred in your personal name rather it can duly been applied by company itself with the competent authorities to get due permission for this purpose.

As per Sec. 63 of Bombay Tenancy and Agricultural Lands act 1948, -no sale, gift, exchange, lease, mortgage shall be valid in favour of a person who is not agriculturalist, provided specific permission is taken from the collector.
Colector can give specific permission for use of land as bonafide industrial purpose only(Sec-65 B), you will have to apply for Non Agricultural use of land as soon as possible after purchasing of land in the name of company.

it will attract sec.63 BTAL ACT prier to purchase the permission of revenue authorities is needed. if the 7/12 extract is completed with ur pvt ltd name while NA process during na enquiry it will come out as query.for deails call 9422773303
