Purchase a genral land and register to ST/SC

Sir, A land from a general was purchased a few years ago and it was registered to ST/SC. Could the same land be sold to general now or it could not be sold at all or could it be sold to ST/SC only ? The land is in Koraput Odisha.
If it could be sold and register to general, is there any condition in this situation?
Your advice is appreciated.

Generically speaking; It does not seem to be some award/inaam land having any such restriction, being contemplated by you.

'Buyer Beware' applies to property deals.

It shall be appropriate to get proper legal opinion from a very able local senior counsel of unshakable repute and integrity specializing in revenue/property/civil matters before signing or making/collecting payment.


This may cost some FEE but can defend long term interest and hard earned monies.

Ans: It is not award. It doesn't have.

This is a normal land without any dispute. The previous owner was a general category. The current owner is a ST/SC and want to sale it to a general category.

The restriction as to transferability of the land is with reference to the location of the land (Various States have laid down the Law that certain lands, in scheduled areas duly notified, could be sold only specified communities) and not to the caste/community of the holder. From the facts stated, the property in question does not suffer from any restricted and could be purchased by any citizen, irrespective of his community.

If there are NO restrictions, schedules, T&C attached with the said land then it might be possible.

Local counsel as suggested above can render considered opinion after due examination of all docs.................for the query raised by you and any other defect if any............
