Director has not register with roc mumbai

Dear sir ;
I am dharmesh I stay in uran I have problem that my mother Mrs sheila shah has not register her director ship in roc Mumbai and her name was on 7/12 extract and now she sold the land without inform to roc Mumbai so sir please give me your help.

1.There are chances company is not legal owner of land
2. Your mother not legal director of company
3.Your mother owner of land
4. Additional what CA has done on balance sheet has to be checked
