If the land was registered first in your name. you are owner.

File case against other party and seller.

Also file criminal case of cheating, fraudulent act etc. against the seller.

HAVE YOU SEEN WITH YOUR OWN EYES REGISTERED SALE DEED OF THE SAME LAND IN SOMEBODY ELSE'S NAME ALSO? IF SO WHAT IS THE DATE OF REGISTRATION OF THAT SALE DEED?

Sale deed may have taken place but land records not updated or something like that.

Personal documents examination is required.

If you are the first buyer and sale deed was registered in your name, then you are owner.

Without delay approach your own counsel and lodge complaint with police and proceed against seller, encroacher/trespasser, also, thru court.

The copy of sale deed might have been sent to patwaari for updation.

Or you may also approach for entry in mutation records.
