Dear Sir,

This is Guru,
SUB:20 rupee and 100 rupee Bond paper Difference.

Recently i purchased a land near by my house, the Real estate person given the land documents in 20 rupee bond Paper.
For some people he given in 100 rupee Bond paper. So i got some doubt whether it is proper or not.
Please tell me the differences in bond papers.

Have you completed the deal or has just booked the flat by way of sale agreement. If it si sale agreement then it is fine else go for registration of the same on payment of stamp duty.

What is the document executed on the Stamp paper worth Rs. 20/- and Rs. 100/-, specify and produce before a local lawyer.

agreement for sale of land has to be properly stamped and regsitered . document executed on Rs 100 stamp paper is not sufficient

Stamp fee differ from State to State and also depend on type of document. Consult local lawyer and show him the document.

When u are purchasing immovable property it is always advisable to complete transaction in consultation with an Advocate so that the vendor's title to property, encumbrances if any on it etc will be verified and proper document will be advised by him. If u are from Maharashtra, even an agreement for sale attracts full stamp duty and requires to be registered.

However, as indicated in ur query, if this is a purchase of immovable property, the value of stamp paper for execution of the deed will be as per the Regn. law of ur state which is much more than Rs. 100/- in value, so contact O/o th District Sub- Registrar of ur area or any experienced local lawyer for resolving ur doubts and to complete the work without any flaw.

Any transaction regarding the immovable property whether sale or agreement of sale on a NJ stamp paper without registration loses its validity. Better to have an opinion with a local advocate and proceed with the issue.
