Land transger issue

my father bought a land and registered that land in the name of my mother and me.Now,My mother had died.I also have 1 sister.so Is there any way to transfer the land which is in the name of my mother to my name.Did I need any permission or anything from my sister to transfer it to my name.My father is also alive.

Your sister is a legal heir of your mother, thus she too have equal right on the property as you have. Thus, the sister can transfer her share either by a gift deed or a relinquishment deed.

Your sister is now owner to the extent of 1/4th share in that property so it is her sweet will to transfer her share in your name or not.

How much share of land belongs to my sister?The part of the land which belong to the name of my mother(who is no more) will be divided into how much parts?I,my father and my sister are there?whether my wife also will having any part in that?

Your mother's property will be divided into 3 parts. Equally between your father, you and your sister.

Your wife is your legal heir. Thus, she has her right on your share of the property. She does not have any direct claim in your mother's property.

Since you have originally stated that"my father bought a land and registered that land in the name of my mother and me."
Therefore you owned 1/2 and the next 1/2
was of your mother.Nothing was owned by your father.
On death of your mother her 1/2 devolved equally upon you and you sister,to say, 1/4th each.

If your sister agrees to execute a registered relinquishment deed in your favor about her 1/4th share then entire
property can be mutated in your exclusive name.
