How long can i keep patta land vacant?

(Querist) 05 May 2013 This query is : Resolved
I have a 5000 sq ft patta land in Kotagiri, Ooty that I purchased in April 2013. I want to construct a little later when I have the full funds. How long can I keep this land vacant without constructing a house? Right now I have planted trees and they are growing well in the property. Your reply is appreciated.

build boundary wall around it.

Either raise a boundary wall or get it fenced, all is cost oriented decision.
You have already planted it.
The time of construction depends on either terms of patta in this regard,if there is any,or on terms of permission for construction required from local body,if any.

That is good observation Sir. I will check out the terms of the patta. Thank you!

For private patta lands, there will not be any time limitation. Only for government pattas, restrictions will be imposed, if any.

By calculating 5000 sq ft comes to 556 sq yds. My advise is to construct boundary wall/fencing and a small house 10 ft X 10 ft in any corner of the plot and obtain house No. from Municipal authorities and take connection of electricity. By the above boundaries will be established. If anybody tries to encroach your property it will be easy to obtain injunction order from the court against them.

You have done a wise thing by planting the trees. By this not only the possession will be safeguarded you will also get additional benefit of selling the trees.

This is a private patta land. I have already asked for electric connection which will be done this month. Thank you very much for your valuable advice. Will do as advised.
