I have two brothers and two sisters. One of the sister was married fifty years ago an the other is not married and living with my paraents. and both the brthers are out of country. Twenty years ago I have purchased some lands out of my earnings and due to affection and respect these were registered in my parents name.All my two brothers and two sisters know this. Recently my mother and father wanted to transfer the lands in my name but as I said this need not be done till they are alive.However one year ago they have written this in a stamped paper of Rs.20/- value apportioning a portion to the unmarried sister and balance to me. Myself and my sister alone know about this document. Now unfortunately both of the parents have lost thier mental balance. As I mentioned earlier My another sister married some fifty years ago and the property were purchased only 20 years ago and not out of any ancesteral property. Both my brothers are married and well settled abroad. Though they are alive now, but If any unfortunate thing happens what will be the strength of the document written by them.will my other brothers and sister can claim the share since the property is in my parents name. Kindly advise.

That particular document is neither Will nor deed of conveyance. Hence it does not have much value. Now if your parents dies intestate then your other siblings can lay claim on it.

It is better to take a gift deed from your parents.
