terms of agreement between parties have to reduced in writing . it should mention total consideration to be paid , time for making payment , consequences in case full payment is not made .

how waqs advance paid / by cash or cheque? do you have any receipts for advance made? please clarify .

audio recordings are admissible in evidence
Rajendra K Goyal (Expert) 26 December 2014
Audio recording has to be proved in court. However, you have a weak case in your favor in absence of written agreement.

thank you sir. As per call record 20k per cent for 6 cents 20k in advance and remaing in 3 months and get rigistration. Since our village near to town market(20 to 25k) rate is les then rigister value(80k).now he demanding 80k per cent.

audio recording is most difficult to prove in court. Look for other evidence.

contact a local lawyer and issue legal notice to seller . may be he will come to an amicable settlement
T. Kalaiselvan, Advocate (Expert) 27 December 2014
A legal notice instructing him to comply with the terms or oral agreement will bring him to a negotiable platform, better apply this formula.
