Want to reconstruct house in unapproved colony

Sirs,
I purchased a 300 square yard built up house in Freedom Fighters Enclave in Delhi in the year 2002 but now the house is falling apart due to faulty construction and poor design.

Since this colony has not yet been regularized by the authorities I wanted to know if there is any procedure by which I can legally reconstruct the house and with what limitations?

I do not wish to get into the cycle of bribery and corruption by paying off lower members of public authority.

Although this (illegal construction by selected local builders) has been going on everywhere within the colony and the surrounding ridge areas?

Without due permission from local body you can not make any permanent constructions.
If you do not want to pay bride then take recourse of law in the event you face hindrance to get permission to make new constructions.

In an colony which is not approved, you can not get permission of construction legally.

As you have to renovate your already built up house hence no specific permission is required especially when the colony is not regularized.

I read they had started scheme to regularize illegal colonies in Delhi . With help of local advocate who can co-ordinate with Concern dept. regularize it . Generally they
(Govt) ask to pay penalty etc. In long run it is very useful initially you will feel pinch of paying penalty but in future permanent solution.

Colony was illegal, construction was not through legal process. This section can not advice for illegal path.
