Vat & service tax applicability on ready to occupy independe

Hi, i purchased independent house at narapally, hyderabad. It is ready to occupy house. We were told by builder that if we declare it as under construction property we would be charged less vat,than what is applicable to finished property, and accordingly paid 24200rs,, as the price is 25lakh but he said he would charge vat @1.23% of 20lakh. Plz tell me how much my total registration cost would be with breakup as he had taken rs110000 from us for the same. Expecting quick response from ua end.

please visit the nearest sub-registrar's office where the property is located. You will get the exact figures.
