VALIDITY OF DEED OF AGREEMENT

I have heard from a lawyer that the life of every agreement related to sale of property is three years, whatever be the time written on the deed of agrement.I want to know is it true?If true then can some one inform me the section of the particular act related to the life of agreement?

The limitation for a suit for specific performance of a agreement as per Art.54 of the Schedule to the Limitation Act is three years. The time from which the period begins to run is the date fixed for the performance or, if no such date is fixed, when the plaintiff has notice that the performance is refused.

the validity of agreement of sale is only the time which is written in that agreement, but if any party fails to perform duty of his part then the second party may go to court for specific perfomance of that agreement, and for that the limit is Three years as per Limition act, but the party which is suing other party shall have to prove the fact that he was ready to perform his part but the second party refuse to perform his part.
