Transfer of room from mother to son

sir,
currently i am staying in airoli navi mumbai with my parents, the said room is under cidco and in the name of my mother. my mother wants to transfer the said room in my name , but we do not know about the documentation, procedure and expenses involve in this transfer. please guide me.

@Author, as the room is in the name of your mother, she may execute a gift deed in your favour which costs less than the sale. in the recitals of the document you have to mention the details of old deed, that is how did your mother get that property, etc. hence meet the concerned registering officer and ask him the procedure as it is some difference from state to state. or consult a local lawyer with full details and old document.

If she want to transfer immediately, she can gift the same to you.

Alternately she can write a will in your favor.
