To stop eviction of tenant

sir
we are running a shop from more than 30 years and regularly paying rent. but landlord want to sell his shop. price of shop is too high so we are not able to buy it ryt nw. he said either buy it or vacant it otherwise he will go for court case. so is their any way that we will get an extension period of 3-4 years to buy that. or some other points by which will able to stop eviction. ?

1. In no case he will succeed in having you evicted. If you cannot buy his proposal now then don't do it. Carry on being in possession of such rented premises.

Sir,
Each State in India has its own Rent Control Act. If you are in Maharashtra, according to Maharashtra Rent Control Act 1999, you can not be evicted if you have been paying the rent regularly against rent receipts, and generally observing the regulations of the Act.
The landlord can not force you to buy the shop.

let landlord file suit for eviction . it will take years for disposal . you cant be forced to vacate shop you have been in possession for 30 years if you have been paying rent regualrly

Let the landlord approach court for eviction, It would take 5-6 years in decision and he may not get desired results. If he file suit it would be good option if you want to buy time.

If you are in the real intention to buy but do not know how to buy time for the purchase, ask the landlord to proceed with the court case for evicting you, this will drag on few years, after which, you can still drag on in the name of appeals, by then you ascertain your position and make an offer for buying it.
