Title of ownership

Following is my queries:
1)My grandfather was given POA to one builder for one plot.But builder misuse the POA and put other plot detail in document.
Later my grandftaher was died.POA was only for subject to work.Currently we put our name on 7/12 as a legal heir.
Is the POA still valid?
2)We are planning to sale this plot to builder through broker.
Is there any document or agreement like triparty agreement to execute the deal.

Once the principal is died the power of attorney deed executed by him stands automatically revoked or becomes infructuous.
If you are planning to sell, let the legal heirs of the deceased owner gather and decide about the mode of sale and proceed accordingly or else take the help of a local advocate and proceed.

yes, it is very vital to know whether the POA was coupled with interest.

If the POA was coupled with consideration, the same will be valid only upto the value of consideration or balance amount to recovered by the power agent. It cannot extend beyond that.

One query is there :
If builder was registered one sided Deed of Confirmation after the 25 year and second party is no more ,only legal heirs are there.
Then Deed of Confirmation is valid or not.??

Builder was made forgery in signing documents.
But we do not have any proof to prove it.We only have lawful will and old some documents to match the sign.Sign does not match.
builder was force fully enter other CTS number in that deed of confirmation.

Kindly guide me.

What are the contents of the Deed of confirmation?, whether the said deed is registered or not?, What is your lawyer's opinion?, Have you filed any case, if so what? You may return with the information sought so that your further queries can be clarified accordingly.
