Taxability of immovable property

Dear Sir,

If actual sale consideration received (of a flat) is Rs.20Lac and value as per Registry is Rs.25 Lac, which value will be considered for Capital Gain on sale of such property ?

If actual value was Rs. 20 lakh, why registry was made for 25 lakh?

The amount as per sale deed (registration document) would be considered.

Apparently the registry was as per prevailing circle rate.
