Succession certificate or loa

As I mentioned earlier, I possess a flat at Chembur, Mumbai which is 50% in my name and 50% in my mother's name.

Unfortunately, my parents have passed away and I am the only child of my family. The property is worth 1.5 CR.

When I approached few Advocates, one Advocate advised me to obtain Legal Heir Certificate from Tehsildar while the second Advocate advised me to obtain Succession Certificate from the High Court as the property is more than 1 CR. and Tehsildars have stopped issuing Heirship Certificate whereas the third Advocate advised me to obtain LOA from the High Court.

I am confused as to what should I do and which Advocate should I approach for my case.

Can someone guide me the difference between Legal Heirship Certificate, Succession Certificate and Letter of Administration (LOA)?

Obtain the survivors certificate from the Tahasildar. Tahasildar has no power to issue succession certificate. You have to approach the Tahasildar. Survivors certificate he will issue

Consult the department which is having the records of the property. Get the ownership changed there, by completing their formalities.
