Our ancentral property is in thane west and currently the 7/12 extract is in name of my grandfather and his uncles wife and his 3 daughters. .but the property was verbally divided into half but not on paper ..now my question is how we can develop my grandfather's 50% share as his uncles wife and daughters are not interested at all .how we can apply for subdivision and how much time will it take

Oral partition shall have to be proved.

Partition suite with boundaries may be thought of.

Consult an able counsel with all docs on record.

First thing how much area of total land ?, Please state in Square meters which is in land record .

There is one Act of Maharashtra Govt which prevents division of plot (land) which become useless for construction etc after division.

Land division can be done even within frame work of Land Revenue Code but relevant provision I need to study (because now a days rarely such division of land issue comes in city)

This require document analysis 1) Land Record 2) Site Plan 3) Measurement extract of Land (If available) then only some guidance can be given

Madhu total land area is 472 sq meters approx 5 guntas i guess and its our ancestral property ..and we have our name on 7/12
