Splitting of flat

i own property in co-operative housing society having one agreement as flat 1&2.
i want to split into two separate agreement as flat1 and flat2.

you purchased 2 flats from builder ? how can there be one agreement for 2 flats ? separate agreement is required to be stamped and registered for each flat

Your query seems to be quite contradictory. On one hand you say you own the property while on the other you state about mere agreement of flats, which is just a preliminary stage towards acquiring a property, what to say of owning a property.

Builder has combined two 1RK flats while selling to sale as 2BHK.

I purchased single flat from builder as room (1&2) of area 810 sq.ft. Having single agreement.

Now i want to separate these into two different agreements
Room1-410 sq.ft.(1RK) &
Room2-410 sq.ft.(1RK)
which is physically possible.

what is procedure?

I'm trying from one year to sale this flat of 810sq.ft. But in our locality there is more demand for small houses.People can afford small houses in their budget.
splitting into two will make me easy to sale flat.

you can sale 405-405 sq. ft. by mode of two deed of sale.

You are required to obtain permission from housing Society. After obtaining permission, you can can split the property into two and make separate sale deed for the property which you wish to sell.

after obtaining permission from housing society ;
how can i split the property into two?
is the splitting by registration?
is this procedure is before two separate sale deed?

No registration is required. No separate two sale deeds are required. Earmark the portion of property with measurements and boundaries and prepare a sale deed. The original property deed will become mother deed and the subsequent sale deed (original) should be supported by a copy of this mother deed.

you must be getting a single PROPERTY TAX
ONLY ONE SHARE CERTIFICATE
ONLY ONE WATER TAP/ TOILET ETC

You need to go thru building Plan, if one Apartment, need to change to two, with two tax receipt, Then apply co-op society to issue two share certi+ two water tap, two mtn bill, Then Registrar to increase the number og members n your co-op society,
Thereafter SPLIT TO TWO FLAT WITH ADDITIONAL ELECTRICITY METER/ GAS CONNECTION ETC..
Procedure is not so simple , it being Regd CHS , Municipla corp+ chs+registra+elect board[ as they loose on revenue, spliting bill decreases their bill on 1st 100 units!!] Mts will be doubled.. to be recalculated c approval of Auditors ..
