Saleable area

i am planning to purchase a flat in pune which has its own private terrace the size of the flat is 800 sq ft and the attatched terrace is 405 sq ft so the builder is quoting 1205 as total sale able area is it right as i have heard that an open terrace as does not have a slab on top has to be considered as 50 % of the area while calculating sale able area pls clarify my doubt

please note legally builder cannot sell you open terrace . it form part of common area and cannot be sold by the builder . enter into agreement with builder only for carpet area of flat ie 800 square feet

Price of the open area even if for private exclusive use will depend on discretion of builder.
It is right the price of open terrace does not match the price of covered area of same measurement.

Have an understanding in your mind that at the present price, you are getting only 800 Sq Ft. Open area is not salable and may raise disputes in future even if you have title for it but the same is considered common area in layout.

Try to get the sale deed for total area if you are paying for it.

Negotiate the price for open area.
