Sale of property in name of late father.

(Querist) 16 September 2014 This query is : Resolved 
My Father was having a piece of land ( agriculture ) registered (Khata) on his name. He died in 2004 without making any will.
Our family consist of me, my mother and my 2 sisters.
Now we want to sell this property. How can we selloff this property ? Title of this property is still in name of my late father. We do not have any dispute among us.

obtain legal heir certificate . get property mutated in name of legal heirs . then sell the land
