Sale of immovable property of the diseased

I am buying a property of a diseased female survived by two sons. One son has two minor daughters other son has one major son. Which documents are mandatory to purchase this flat in a apartment.

legal heirship certificate is required along-with the title deed and NOC of society.

Whether deceased was a Hindu?

Apart from two sons, whether there was any other legal heir.

Get the originals checked by local lawyer regarding clear title before proceeding.

all the legal heirs of the deceased person shall sign in the sale deed. you have to verify the title of the seller must be clear and free from any encumbrance., adangal/pahani/khata of that land or/and Pattadar Passbook and Title Deed.

1. Check all documents which were in the name of the deceased lady.
2 check whether she has executed any will.
3. obtain succession certificate of all legal heirs whether living or deceased
4. Get the transfer document by all legal heirs and heirs of deceased legal heirs of lady(previous owner)
