Sale deed and power of attorney

(Querist) 27 July 2016 This query is : Resolved 
The Vendor executes Sale Deed for conveying property to Purchaser.
Along with Sale Deed executed in favour of the Purchaser, the purchaser is asking the Vendor to execute a Power of Attorney in respect of the same property in favour of the Purchaser.The reason stated by Purchaser is "to facilitate transfer of property to name of purchaser in records of Talathi and City Survey office.
Can the Vendor now execute the POA in favour of the Purchaser of the same property after executing a sale deed.?

Sale deed it self is sufficient to transfer the ownership.

After execution of sale deed by vendor,he has no right to execute power of attorney because he has lost every right regarding the property.

POA after sale is not possible as per law as advised by Shri Goyal Sahib.

There is no need for POA and also it is not valid once the property is sold by regd.sale deed.

INTROSPECT ON THIS :
1. There is no bar to execution of a General POA, delegating rights and/or authority to the Purchaser, EVEN AFTER sale of property, subject to certain parameters and appropriate clauses.

2. HOWEVER, it would be a Criminal Offence to execute any type of POA, delegating rights and/or authority to anybody other than the purchaser.
