Registration of old chawl rental agreements

my uncle is a tenant in an old chawl in mumbai kandivli area, he is residing there since 1953. should he have his rental agreement registered with authorities?. He is paying rent regularly but has no proof of any agreement with the landlord.
what is effect of non registration ?

The rent receipt is proof of tenancy. You need not register a fresh tenancy agreement if you have all the rent receipts.
