Registration of a property on Minor's name

(Querist) 01 March 2011 This query is : Resolved
I am purchasing a property worth of Rs Five Lakhs, Can I purchase/register that property on my daughter's name and add my name as a guardian. My daughter's age is 15 now. Due to some personal problems with my husband, I don't want to register with my name. Can I have a legal opinion on this matter.

Yes. You can purchase the property in the name of your daughter even if she is a minor. A property can be acquired in the name of minor but property of a minor cannot be sold without the permission of the Court.

Thanks alot for the help and I have two more question.
1)Shall my daughter can able to sell in future with out getting the approval of the court, once she attains the age of 18(i.e: after 3 years from now)?

2)The other alternative to me is, get the registration with my name and execute a Gift deed in future, once my daughter attains the age of 18?

Please suggest the best solution to me and Thanks in advance.

The best way is to form a trust in her favour and you become a trustee. Than no legal problems.
