Registered sale agreement validity -- total amount paid

Hi,

we have sale agreement with person X in Feb 2015 for a flat in Hyderabad and we paid total amount as he was in need of it.
now he is not coming to the registar office to complete the process. he is making excuses and avoiding us.

i want to know for how many years, that agreement is valid ? do i still have chance to file a case in court and is there any other way to make him come to registar office?

Seems to be simply a vague hypothetical academic query. If there is any reality, you should go through the agreement up to which he agreed to transfer the property to you.

Three years is the limitation period. Therefore you have to file a case in court before Feb. 2018. Otherwise you will lose your chance of getting the property registered in your name, for ever. So, instead of wasting time in discussing and consulting here and there, better approach a lawyer, show the documents in your hands, discuss the matter and take immediate action.

he signed a supplement agreement after one year, saying he needs an extension of 6 months.

so 3 years of validity starts from Feb 2015 or Feb 2016 ?

Agreement, itself contains the date of specific performance. Check that.

The supplement agreement can be treated as renewal hence the time limit may be calculated from the date of executing the supplementary agreement.
In my opinion, you can compute the the three years period from the date of the supplementary agreement.
