Regarding transfer of property on name of daughter

Respected Sir,
My Name is MAYABEN and my mother's name has one flat in Mumbai.but my mother is no more.and in my family we are 6 family member but now nobody is present in my family other than me.so i want to transfer that flat on my name which presently shows my mother's name.mainly i want to ask you sir what is meaning of "L.A." my lawyer is telling me i have to process for "L.A."..please guidance me what i should do.

L.A. means "Letter of Administration".
1. L.A. can be obtained by the residual legal heir /beneficiary /claimant from the Testamentary Department of the Mumbai High Court, by following due procedure of law.
2. The above is a simple yet sophisticated procedure, takes about six odd months and the L.A. decree is granted subject to no dispute by known /unknown legal heirs of the deceased.
NOTE: "IF" your existing lawyer was not able to explain you the parameters of "L.A.", THEN it is wise-enough to "dump" the dumb lawyer, and scout around for a lawyer who is not dumb and is humble, without his "highhanded ego & arrogance".
