Regarding patta

I have been given a property(Full not partial or divided) by mother through settlement deed. Myself and my brother are two sons to my mother.

Still the PATTA is in the name of my Mother for the property, i havent done name transfer of the PATTA in my name.

on the above scenario/situation still i think the property belongs to me. Can you please advice still the property is mine.

I have researched the same in the internet and found that the PATTA transfer needs to be done in my name to ensure that the property belongs to me. Can you please Advice

If the settlement was registered, get the patta transferred in your name attaching a copy of the deed.

Once settlement deed is executed complying with legal principles and is registered, the property belongs to you. Patta transfer is a consequence of property transfer and should be done mandatorily for revenue records mutation. However, mere lapse of Patta transfer does not alienate your rights as a owner of the property.

Apply for patta to the Tahsildr of your area with the copy of the settlemnt deed.The patta entitles you for the ownnership along with the deed as per the recent orders of the Tamilnadu Government.

The title vide registered settlement deed has already been conferred on you therefore mere name not transferred in patta will not dis entitle you the absolute rights in the property. However in your own interest get the patta transferred in your name at the earliest possible.
